DBRS Confirms Ratings to SAGRES – Sociedade de Titularização de Créditos, S.A. Douro Mortgages No. 4

DBRS Ratings Limited (“DBRS”) has reviewed SAGRES – Sociedade de Titularização de Créditos, S.A. Douro Mortgages No. 4 (the “Issuer”) and confirmed the ratings of the Class A Notes at AA (sf).

SAGRES – Sociedade de Titularização de Créditos, S.A. Douro Mortgages No. 4 is a securitisation of first-lien mortgage loans secured by residential properties in Portugal. The underlying portfolio was originated and is serviced by Banco BPI S.A. The transaction follows the Sociedade de Titularização de Créditos (STC) arrangement under the Portuguese Securitisation Law and closed in January 2009.

Confirmation of the ratings for the Class A Notes is based upon the following analytical considerations, as described more fully below:

  • Portfolio performance, in terms of defaults and level of delinquencies, as of the December 2013 payment date.
  • Updated Portfolio Default Rate, Loss Given Default and Expected Loss for the remaining collateral pool.
  • Current available credit enhancement to the rated notes to cover the expected losses at the AA (sf) rating level.

As of the December 2013 payment date, the current 90+ delinquency ratio as a percentage of the performing balance of the portfolio was 2.79%, and has increased from zero since the initial DBRS rating on 8 December 2010. Similarly, the cumulative default ratio has been increasing since the initial rating but it is still relatively low at 2.76%.

Credit enhancement for the Class A Notes is provided by the subordination of the Class B Notes, and the Class C Notes and an amortising Cash Reserve (currently equal to 1.60% of the aggregate outstanding balance of the Class A, Class B and Class C Notes) funded at transaction close. The current credit enhancement for the Class A Notes is 19.56% and has increased from 16.50% since rating. The balance of the Reserve Fund is EUR 22.50 million which is equal to the initial and current target level.

Citibank International plc, Netherlands branch is the Accounts Bank for this transaction. The DBRS private rating of Citibank International plc, Netherlands branch is at least equal to the Minimum Institution Rating given the rating assigned to the Class A Notes, as described in the DBRS Legal Criteria for European Structured Finance Transactions.

To assess the impact of the changing the transaction parameters on the rating, DBRS considered the following stress scenarios, as compared to the parameters used to determine the rating (the “Base Case”):
• DBRS expected a lifetime base case Probability of Default (PD) and Loss Given Default (LGD) for the pool based on a review of the current assets. Adverse changes to asset performance may cause stresses to base case assumptions and therefore have a negative effect on credit ratings.
• The base case PD and LGD of the current pool of mortgages for the Issuer are 11.84% and 30.62%, respectively. At the AA (sf) rating level, the corresponding PD is 33.55% and the LGD is 44.90%.
• The Risk Sensitivity overview below illustrates the ratings expected if the PD and LGD increase by a certain percentage over the base case assumption. For example, if the LGD increases by 50%, the rating of the Class A Notes would be expected to fall to A (low) (sf), assuming no change in the PD. If the PD increases by 50%, the rating for the Class A Notes would be expected to fall to BBB (high) (sf), assuming no change in the LGD. Furthermore, if both PD and LGD increase by 50%, the rating would be expected to decrease to BB (high) (sf).

• 25% increase in PD, expected rating of A (high) (sf)

• 50% increase in PD and 50% increase in LGD, expected rating of BB (high) (sf)
